1. Introduction

Welcome to Zero Delta Home Inspections. These Terms of Service ("Terms") govern your access to and use of our website, services, and inspection reports. By accessing our website or using our services, you agree to be bound by these Terms. If you do not agree to these Terms, you may not access or use our services.

2. Services

Zero Delta Home Inspections provides professional home inspection services in Hernando County and surrounding areas in Florida. Our services include, but are not limited to:

  • 4-Point Inspections
  • Wind Mitigation Inspections
  • Full Home Inspections
  • New Construction Inspections
  • Insurance Inspections

All inspections are performed in accordance with the standards of practice established by the Florida Department of Business and Professional Regulation and the Florida Association of Building Inspectors.

3. Inspection Agreement

Prior to any inspection, clients must review and sign our Inspection Agreement, which contains specific terms, conditions, and limitations of our services. The Inspection Agreement is incorporated by reference into these Terms. In the event of a conflict between these Terms and the Inspection Agreement, the terms of the Inspection Agreement shall prevail.

4. Scope and Limitations of Inspections

Our home inspections are visual examinations of readily accessible areas of the property and its systems. Inspections are not technically exhaustive and do not include:

  • Items that are concealed, hidden, obstructed, or inaccessible
  • Determining compliance with building codes, zoning regulations, or governmental requirements
  • Environmental hazards (mold, asbestos, lead, radon, etc.) unless specifically contracted
  • Operation of systems that are shut down or otherwise inoperable
  • Prediction of future conditions or life expectancy of systems
  • Inspection of detached structures unless specifically included in the agreement

5. Scheduling and Cancellations

Inspections are scheduled on a first-come, first-served basis. To confirm an appointment, we may require a deposit or payment in full.

Cancellation Policy:

  • Cancellations made 24 hours or more before the scheduled inspection time will receive a full refund of any deposit.
  • Cancellations made less than 24 hours before the scheduled inspection time may incur a cancellation fee of $50.
  • No-shows will be charged the full inspection fee.

We reserve the right to reschedule inspections due to inclement weather, safety concerns, or other circumstances beyond our control.

6. Payments and Fees

Our inspection fees are based on the size, age, and type of property, as well as the specific services requested. Payment is due at the time of inspection unless other arrangements have been made in advance.

We accept cash, checks, and major credit cards. A $35 fee will be charged for returned checks.

7. Inspection Reports

Inspection reports will be delivered electronically within the timeframe specified in the Inspection Agreement, typically within 24 hours of the inspection.

The inspection report is confidential and is prepared exclusively for our client. It may not be transferred, sold, or relied upon by third parties without our express written consent.

Any discrepancies or questions regarding the report should be brought to our attention within 7 days of receipt.

8. Limitation of Liability

The liability of Zero Delta Home Inspections, its owners, employees, and agents is limited to the fee paid for the inspection. This limitation applies to any damages, costs, or expenses resulting from any error or omission in the inspection or report.

We are not liable for any damages that occur after the inspection or for any conditions that were not visible or accessible at the time of inspection.

9. Dispute Resolution

In the event of a dispute arising from our services:

  1. The client must notify us in writing of the specific concerns within 30 days of discovery.
  2. The client must allow us to re-inspect the reported condition before any repairs are made (except in emergency situations).
  3. Any legal action must be commenced within one year from the date of the inspection.
  4. Any dispute shall be resolved by binding arbitration in accordance with the rules of the American Arbitration Association.

10. Website Use

The content on our website is provided for informational purposes only. We make no representations or warranties about the accuracy or completeness of the website content.

You may not:

  • Use our website in any way that violates applicable laws or regulations
  • Interfere with the security or functionality of the website
  • Copy, reproduce, or redistribute content without permission
  • Use our logo or trademarks without authorization

11. Intellectual Property

All content on our website, including text, graphics, logos, images, and software, is the property of Zero Delta Home Inspections and is protected by copyright and other intellectual property laws. Inspection reports remain our intellectual property, though clients are granted a license to use the reports for their personal purposes.

12. Modifications to These Terms

We reserve the right to modify these Terms at any time. Any changes will be effective immediately upon posting the updated Terms on our website. Your continued use of our services after any changes indicates your acceptance of the modified Terms.

13. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any legal action arising out of these Terms shall be brought exclusively in the courts located in Hernando County, Florida.
